Residential Complex Spoje in Prague
The site is located on the outer edge of Prague 3, in the Žižkov district, in a peaceful environment characterized by abundant greenery, excellent pedestrian and public transport accessibility, and a wide range of sports facilities, including athletics, swimming, football, tennis, and martial arts. The surrounding area includes several sites with significant development potential. The location benefits from mature vegetation, terraced topography, and a tranquil residential character.
Our proposal introduces a purely residential neighbourhood organized around a partially enclosed urban block. The buildings are positioned along the edge of the natural slope, where the architecture comes into direct contact with the existing mature trees. The apartment buildings are composed of smaller volumes or sections, maximizing the number of dual-aspect apartments that benefit from both environments: a quiet residential courtyard on one side and the natural, tree-covered hillside on the other. A modular building system with flexible floor-plan configurations allows for a wide variety of apartment layouts.
On the western edge of the site, the courtyard is enclosed by fifteen two-storey terraced houses. The site's topography allows the private gardens of these houses to be located at the level of the first basement floor. This makes it possible to place parking within the underground garage while providing direct access from each house to its front garden.
The entrance to the shared underground garage is located at the level of the second basement floor near the main entrance to the site. As a result, almost the entire development is car-free, safe, and characterized by extensive greenery.
The entire TJ Spoje site is addressed through a pragmatic urban strategy. The area is opened up and connected to future development opportunities to the north, towards Nové Vysočany. This creates a porous urban block with a clearly articulated public realm that links the existing and newly proposed sports facilities.
